French home insurance refers to building and contents insurance for your French property.
For Parisian apartments that share common areas, you only need to be insured for your private part of the building. Your owner's association will employ a property management company called a “syndic” to manage the common areas. Common area insurance is covered by your quarterly common area charges.
Points to consider when choosing your coverage:
- A euro amount for the value of your apartment contents will be requested. A common rule of thumb is 10 000 € per room. This figure should be higher if you have expensive furniture, kitchen appliances, custom woodwork and window treatments.
- Take extra insurance for valuables such as paintings and antiques.
- Be sure to specify if you will be renting your apartment as that has an impact on the policy chosen.
- If you are planning a major renovation that involves modifying load bearing walls, you will need a special insurance during the building period called “assurance décennale” and permission from your owner's association.
TOP TIP – Always choose a policy that covers the cost of rebuilding and replacement with new goods & furnishings vs. current market value. The cost is not much more and very much worth it in case of a serious claim. |
Do note that your French Notaire will not let you complete your purchase until a French home insurance policy is in place if you are buying with a French mortgage. In any case, you must have your policy in place before the date you take ownership to protect your investment from a serious accident like fire.
