Step 3: Make an Offer to Purchase
Once you have found the apartment you love, Paris Buyer will assist you to determine fair market value and make a competitive offer. We'll gather all due diligence needed to ensure you understand annual running costs, the existing state of the apartment and any future expenses. As needed we can obtain quotes for renovation work, estimate of rental income, or advice on tax implications. Once a seller accepts your offer to purchase in writing. They are obligated to sell however you are not obligated yet to buy.

Step 4: Sign your Pre-purchase Contract – 3 Weeks After Offer Accepted
When it comes to purchasing a property in Paris, signing a promesse de vente, or preliminary sales contract, is a crucial step in the transaction process. Drafted by a French Notaire representing you the buyer, it outlines the key terms and conditions of the sale, establishing a legal framework for both parties. Your deposit (“earnest money”) equal to 10% of purchase price must be paid into the Notaire’s escrow account at this time. Once signed, you still have 10 days to walk away before you are bound to purchase. Step 5: Sign your Purchase Contract & Get Your Keys – 2 to 3 Months After
The final step in the transaction process is to send the remaining balance of funds due to your Notaire's escrow account and sign of the final purchase contract, also known as the acte de vente. This contract serves as the legal agreement between the buyer and the seller, finalizing the transfer of ownership. The actual content of the contract is very similar to the promesse de vente.
Our team will again carefully review the contract to ensure all is in order and ensure that any questions you may have are answered in advance by your Notaire. We will visit your apartment just before signature to check that nothing has changed and it's been fully emptied and then accompany you or represent you at the signature meeting. You will be given your keys and a data key with all relevant documents for the sale. Your Notaire will then register the sale with the relevant authorities to ensure that the transfer of ownership is legally recognized. Then it's time to celebrate!
